When we hear the words ‘property developer’ our minds probably spin back to the now very popular lifestyle channel programme on tv. It features properties bought at auction and the buyers who do them up. Depending on their working budget, the results vary wildly. My heart sinks when I hear some folk say they have just a couple of thousand pounds to carry out a refurbishment because ‘we’re only going to rent it out’. They usually only clean the place out, replace any rough carpets, tidy up the kitchen and bathroom and give it a lick of paint and some of them don’t do that if they can get away with it. It is a fascinating programme and at the other end of the scale, the finished high end properties are a definite inspiration to new prospective developers. We see the auctioneer giving a quick view of the property before the sale and hear recommendations for minimum work to bring back to life. Then meeting the buyers and hearing their plans, we then go back to them near the end of the show (in reality anywhere between a few weeks to years). We hear about problems that may have arisen with utility services; planning permission for extensions; unexpected roof problems etc. There are so many things that are encountered which don’t always show up when just looking at a catalogue! It’s a very useful source of ideas for budding developers.
